"C.L.U.E." (Comprehensive Loss Underwriting Exchange) the data base that tracks all claims made against home insurance contracts, is now tracking us all, and our properties.  While a property can be "black listed", it is far more likely for a homeowner to be so.  the insurance industry has come to the conclusion that those who file claims are the most likely to file more claims.  Any claim you file with your home owner's insurance, will follow you for three years in your C.L.U.E. report.  But the really tough thing is that you don't even have to file a claim to receive attention by C.L.U.E.  That's because insurers generally require agents to open a claim file on every call and to record information about the problem, regardless of whether a claim is ever filed or an adjuster ever visits your home.  A phone call about a small water leak today can turn into a big claim for mold damage down the road, the reasoning goes.  Once the insurer opens a file, it may list that information into C.L.U.E.

The wisest course of action concerning the new and not so nice attitude of the homeowners insurance industry may be to save your Home Insurance for MAJOR CLAIMS or TOTAL LOSS.  If having smaller items covered is important to you, then invest in a "Home Warranty Policy".  Home Warranty claims do not show up on traditional hazard insurance policy.  since you won't be filing those smaller claims against your homeowner's insurance policy, a good rule of thumb is to increase your deductable to be 1% of the value of the home.  With Homeowner's Insurance rates soaring, this is one way to keep your homeowners insurance in line with your budget.
